It may be surprising, but the "simplest" structure is usually the one that is hardest to inspect. A single family home is not just a home, it is a huge investment. Very often, the customer has very little money left over after the purchase, so they are interested in the fine details, in addition to the major items.
Our standard inspection includes:
- Site inspection; grading, drainage, walks, driveways, patios, landscaping, fences, retaining walls, or other site improvements
- Garages, Decks, Porches
- Sidewalls, windows, doors, eaves, woodwork
- Roofing, flashings, chimneys, gutters & downspouts, skylights; we bring large ladders & climb on every roof unless rain, ice, or snow prevents access
- Heating & Air Conditioning systems & equipment
- Electrical system, fixtures, & devices
- Plumbing system, fixtures, water heating equipment
- Structural condition from footing to rafters: we look for basement dampness, signs of pests, and review all structural components
- Insulation & ventilation; if we fit, we get in the attic.
- Interiors: wall, ceiling, & flooring, fireplaces, stairs, & finishes
- Kitchens: cabinets, countertops, appliances included in the sale
- Bathrooms: fixtures, ceramic tile
